Access Statement for Sweet Coppins at The Old Farm

Introduction

Sweet Coppins is a stone built attached cottage, converted from a 400 year cider barn. It is situated near the main farmhouse off Barrel Lane, a minor road.

 

Pre-Arrival

·        We have a web-site with photographs of each room with a description of furniture & equipment.

·        Enquiries and bookings can be made from the web-site by e-mail, over the telephone or by post.

·        Guests can be provided with written directions on request.

·        The nearest bus stop is 400m, Gloucester to Ross-on-Wye route

·        Gloucester mainline railway station and bus station are 11 miles away

·        The nearest RADAR toilet is in Kyrle Place car park, Ross-on-Wye

·        This access statement is available on the web-site, in the welcome file in Sweet Coppins or by post, on request.

 

Arrival & Car Parking Facilities

On arrival at The Old Farm, car parking is available in the car park in front of the main farmhouse.  There is a doorbell in the porch of The Old Farm to attract the owners, where you will be welcomed and shown to Sweet Coppins.

There is private parking in the courtyard of Sweet Coppins, accessable via wooden gates or otherwise cars may be left in The Old Farm car park

 

 

Main Entrance into Kitchen

 

·        The main entrance is the front door from the private courtyard. The key for which is obtained from the owners on arrival.

·        The front door is 77 cms by  195 cm, the keyhole is 80 cms high.

·        The door threshold is 15 cms high.

·        The front door opens into the kitchen. There is a light switch inside the door 145 cms high for the internal kitchen light and for the external courtyard lights.

·        The kitchen floor is laid in ceramic tiles with a doormat in the entrance.

·        On the work surface by the front door is the “Welcome Folder” which has details about the cottage, The Old Farm and the surround amenities.

·        The kitchen work surfaces are 92 cms high. There are cupboards containing crockery, glasses and saucepans underneath the work surface. There is fire extinguish and fire blanket inside the front door at 150 cms high.

·        The cooker is 92 cms high and has a front opening low level grill and oven.

·        The fridge-freezer is 125 cms high, fridge at bottom, freezer above with door at 85 cms.

·        Microwave mounted on the worktop.

·        There is round wooden dining table, 76 cms high with solid wooden chairs

·        Front loading washing washine/tumble dryer and dishwasher at ground level.

 

 

Stairs to Landing and Bathroom

·        From the kitchen there is latch door (at 125 cms high) leading to 5 stone stairs, to carpeted landing area. There is an external door that leads, via stone steps, back to the courtyard. Also off the landing there is the main bathroom.

·        Bathroom door is 70 cms wide by 195 cms high. The door is lockable from the inside.

·        The toilet seat is 42 cms high. The space to the left is 90 cms and 40 cms to the right.

·        The sink is 90 cms high.

·        The glass shower enclosure is 70 cms by 70 cms, (maximum door opening 55 cms wide) and the shower head is 180 cms high. The step into the shower cubicle is 26 cms high.

·        The floor surface is non-slip ceramic tiles.

Stairs to Lounge

·        6 carpeted stairs to latch door (at 125 cms high) to lounge

 

 

Lounge

·        Short pile carpet with two seater sofa and two seater bed settee, both moveable.

·        There is a TV, CD player, DVD player and video all with remote control.

·        Log woodburner (fireguard available) on stone base.

·        Light switch at 140 cms high

·        6 carpeted stairs to bedroom.

·        Four poster bed, 140 cms by 195 cms

·        Eaves ceiling sloping from 130 cms at room edge to 260 cms in centre of room.

·        Dressing table with mirror, 94 cms high.

·        Low level built in wardrobe with hanging rail at 130 cms.

Outdoor Facilities

·        The courtyard is stone and concrete, some uneven. Slope to washing line at 180 cms.

·        Patio furniture and barbeque are available for guests to use.

Public Areas

·        Situated off The Old Farm car park, accessed by a gate or stile, there is a children’s play area. Mainly laid to mown grass but with play equipment in a wood chip surround, sand-pit and wendy house.

·        Through the play area, accessed by a farm gate or stile, there is dog walking paddock laid to grass.

·        Through the dog walking paddock, accessed by farm gates, there are The Old Farm pony paddocks where ponies and horses graze openly.

Adjacent to the pony paddocks, accessed via pedestrian gates, is The Old Farm woodland. The ancient woodland is quite steep and has only rough pathways
